Why Get an Attorney?

Attorney groups are generally 90% successful at completing loan modifications.

M123 is monitored and supervised by the US Dept of Justice. We are proven 97% successful, and take only 30-60 days. The terms of our loan mods are better than a homeowner can get on their own, with a resulting interest rate reduction, loan principal reduced, lower payments, foreclosures stopped, and with terms that the homeowner can continue to make their payments.  We know the 'Approved Advocate' to negotiate with at every lender. Our weekly follow-up calls do not get put on hold.  Our fee justifies itself typically in four to six months. All of this with our no-risk guarantee.

The consultation is free. I do not take your money and I don't take any ID sensitive information.  My task is to qualify you for our mortgage loan modification. After you qualify and have trust in our process, you may choose to pay the attorney and our No-Risk Guarantee will be spelled out precisely. (When did you ever see a reputable attorney operate any other way!)

Less experienced loan modifiers do not know who to talk to at the various lenders. Because of that, some lenders may disguise a refinance offer as a modification. The offer you may get from your current lender is assuredly a refinance offer. Refinance is not as beneficial as modification. (See President Obama's advice at the bottom of this page.) The homeowner then suffers a less-than-optimum mortgage loan 'modification' settlement. M123 has 'Approved Advocates' assigned to our attorneys at all of the lenders so this does not happen to you. You are assured of the best modification available to you because of our huge volume and legal professionalism.

The homeowner must understand; there is no motivation for your lender to modify your mortgage. Our job is to convince your lender that it is in their best interest to modify your mortgage. We do this in a package convenient to your specific lender.

The more I surf the web, read blog posts and talk to my prospective clients, the more I'm amazed at the emotional
belief and feeling that "My lender cares about me." No, they don't. They're paid to care about the financial health of their bank. Your personal banker is not going to modify your loan. An underwriter, bean counter in a dark, dank back room  with a smoke-belching calculator is going to consider modifying your loan. The 'numbers' must make sense to the bean counter. Your 'hardship letter' will polish off your application. (We show you how to write that too.) No one can do a better job of talking an underwriter's language than a qualified attorney. (I knew I could never do that. That's why I'm here.)

When you contract us, you get your mortgage modification application to the front of the line. Our attorneys keep your application on top of the stack of files at your lender. Our calls do not get put on hold. The terms we get for your loan modification easily pays for our fee, usually in about four months.

We all know that we can represent ourselves in court, but we would never trust ourselves to do that, because we know that a reputable attorney will do a much better job. The same holds true for loan modifications and for something as important as keeping and rescuing your home today.

I represent two companies that:

1. Are national firms and supervised by the US Dept of Justice.
2. Are attorney-based or a Law Firm who oversees the files or does the actual negotiating.
3. Have proof of success
4. Have passed my legitimacy test (scam free, and researched thoroughly through reliable resources, contracts reviewed, and imperative questions answered)
5. Have reasonable fees and have a Money Back Guarantee
6. Have the clients' best interest in mind
7. Are structured and organized
8. Are in compliance with federal regulations and guidelines
9. Are helping homeowners in the State you reside in

This is what we do for our clients:

Analyze your situation and take an application to see if you qualify for free. We will not accept any funds until we have issued an approval which means your file has been underwritten and our attorneys agree to take on your case. Our Attorneys legally place the foreclosure process on pause. Increased time to sell or rebuild your financial situation is an inherent benefit (Sometimes we are able to freeze your payments for up to 6 months depending on your hardship.)

Help stop harassing phone calls (tell your lender to contact your attorney who will speak on your behalf). Formulate a plan that fits within your budget (reduced rate, 30-40 year fixed term). Work to have missed payments moved to end of the loan

Work with your lender to provide you with the best modification that fits within your budget. Work to reduce or eliminate 2nd or 3rd mortgage, or ask for a principle reduction if you owe more than your loan amount. To keep your family in your home and avoid displacement. To do everything possible to work out a solution. We have intimate access to any lender. We will then talk to you about some other foreclosure prevention options that are available to you. Our mission is for you to keep your home, but this may not be beneficial to everyone.

Provide you with a money back guarantee. If for some reason we are unable to work out a solution that improves your current situation (which is about 2% after being approved though our 12 step approval process), no questions asked!

Our fees are dependant on the number of liens you have. Each are negotiated separately.
Various lenders have different levels of competence at modification and understanding the modification rules. After we know who your lender is, we can estimate how long it will take them to see the light.

Mods123 and CFPG are structured to help homeowners. To help the homeowner in distress. To back up the the guy who helps the homeowner in distress (That'd be me. My name is Chris Dix). To help our economy as a whole.
