Less
experienced
loan
modifiers
do not know who to talk to at the various
lenders. Because of that, some lenders may disguise a refinance offer
as a modification.
The offer you may get from your current lender is assuredly a refinance

The homeowner must
understand; there is no motivation for your lender to modify your

at the emotional belief and feeling that "My lender
cares about
me." No, they don't. They're paid to care about the financial health of
their bank. Your personal banker is not going to modify your loan. An
underwriter, bean counter in a dark, dank back room with a
smoke-belching
calculator is going to consider
modifying your loan. The 'numbers'
must make sense to the bean counter. Your 'hardship letter' will polish
off your application. (We show you how to write that too.) No one can
do a better job of talking an underwriter's language than a qualified
attorney. (I knew I could never do that. That's why I'm here.)

Help stop harassing phone
calls (tell your lender to contact your attorney who will speak on your
behalf). Formulate a plan that fits within your budget
(reduced rate, 30-40 year fixed term). Work to have missed payments
moved to
end of the loan
Work with your lender to
provide you with the best modification that fits within
your budget.
Work to reduce or eliminate 2nd or 3rd mortgage, or ask for a principle
reduction if you owe more than your loan amount. To keep your family in
your home and avoid displacement. To do everything possible to work out
a solution. We have intimate access to any lender. We will then talk to

some other foreclosure prevention options that are available to you.
