Pitkin County sees third straight month of Real Estate sales increases
The number of real estate transactions in Pitkin County increased in November of this year over November last year. This is the third straight month of increases over 2008.
November experienced $81.4 million in real estate transactions in Pitkin County, a 25 percent increase over November 2008. 2009 real estate sales are at $991.3 million through November, which is on pace to be 21 percent down from 2008. The beginning of 2008 saw strong numbers as many fractional closings at the Residences at Little Nell and Dancing Bear were recorded at the same time. These numbers come from the latest report by Land Title Guarantee Company.
October saw a 46 percent increase from October 2008, while September was up 27 percent from September 2008. There have been 642 transactions this year through November, down 16 percent from the same period last year.
The peak year for Pitkin County was 2006, when $2.4 billion worth of real estate sold in 1,700 transactions, $232.2 million moved in November.
The median single-family home price in Aspen for 2009 is $4.7 million, while the Pitkin County median is 3.2 million. The median condo sale price in Aspen this year is $1.5 million and $383,000 in Basalt.
